COMPLETE DESIGN OF BROCHURE TYPE WEBSITE / FLASH DESIGN PROJECT

NOTE 1: TIME LINE

I need this project completed by November 24th, 2005

NOTE 2: MINIMUM SKILLS AND QUALIFICATIONS:

Please do NOT bid on this project if you are not an accomplished, online branding / design professional with proven credentials in building rich, powerful, emotional, dynamic flash based websites that utilize strong photography and/or hyper realistic renderings ! You must have high ratings here at GAF. You MUST be able to provide reference websites you've designed. I will select the provider with the best credentials, references and price. I expect strong FLASH, PhotoShop, HTML and other design related skills.

NOTE 3: HERE ARE THE DELIVERABLES OF THIS PROJECT:

a. Fully Designed Information Flow and Categories of Content

b. Fully designed visual / Flash elements including New Corporate Logo

c. Site will include an email request form for potential customers to request additional information that will forward the captured information to an email address and/or database.

d. Fully functioning website in both Flash and HTML format

e. Designer will specify / recommend what images and content I need to provide after studying the two competitor sites listed below in the specifications outline as well as the templates listed above.

f. After I provide the content, illustrations and photographs specified in the designers Information Flow Document, the designer will fully implement into the finished website.

g. Designer will provide assistance in transferring this completed website to a hosting / service provider.

h. Sound Clips: I will expect assistance in securing an appropriate sound loop to play in the background (when the sound is turned “on”). There MIGHT also be a voice over during the flash intro that will also be incorporated.

i. Video: I might provide a digital video clip (wmv or quicktime format) for inclusion in the site as well.

NOTE 4: BE SURE YOUR PROPOSAL ADDRESSES THE FOLLOWING:

Cost Clarifications... Please elaborate regarding what your bid includes or doesn’t include. For example, does your bid place any specific limitations on our design process that I should be aware of? For example, am I forced to accept your first ideas and If I don't like them the cost goes up?

Online Collaboration Tools: I prefer that you use an online collaboration tool so that you can provide a web link for me to visit to see the drafts of your work as we progress through the process

Payment Schedule: What is your arrangement with regard to deposits and final payments?

Photography Guidance: As part of your fee I will expect that you will provide guidance on photo’s will you be guiding me regarding photo decisions / selections (stock vs my own own personal digital photo's, etc.) etc.?

WEBSITE / FLASH / BRANDING SPECIFICATIONS:

I'm looking to build an "emotional" brand around a new company I’ve launched that is designing, building and selling luxury, ocean front homes on Coastal North and South Carolina for a fraction of the cost normally associated with million dollar ocean front homes.

These beach homes would typically cost 1.5 million to 5 million dollars each, however I'll be building these homes and selling them in "fractions" so that the cost of owning a luxury beach home is shared with other buyers (8 to 10 buyers). The concept is referred to as Fractional Luxury Real Estate.

The concept of my company is to provide each buyer the opportunity to use their beach home 4-6 weeks each year. Each “fraction” will cost a buyer between 175,000 and 350,000 dollars each. These are NOT timeshares, but true, deeded ownership arrangements. Buyers will be able to easily re-sell their interest later and enjoy the profits of any property appreciation that may have occurred. Moreover, the enormous annual cost of owning a luxury beach front home (insurance, utilities, etc.) will be spread across several owners (up to 10 in some cases) lowering the burden and risk of owning resort, ocean front property.

Fractional ownership is not new to Europe or to locations like ski resort areas in Colorado (Vail/Aspen), but it's a very novel concept on the *family* oriented coastal beaches of North and South Carolina, USA, where traditional beach cottages have historically been *very* modest

structures. Unfortunately, land prices are now 1-3 million dollars for just the lots, as a result, the homes, while architecturally "simple" (vernacular, coastal country style architecture), the fit, finish amenities (pools, decks, marble countertops, etc.) are "over the top"

A good example of the “emotional feel” I’m looking for is a magazine called “Coastal Living Magazine”. This magazine has numerous articles on the “lifestyle” of living near or on the ocean. Here is their Link:

EMOTIONAL THEMES I'M TRYING TO TAP INTO ARE NOSTALGIA OF:

Childhood memories of Family Vacations at the Beach, "Old School" beach home fantasies: ie: private, exclusive (not in a snobby way though). The fantasy of living on or near the ocean with spectacular views without needing to be rich and famous!

POTENTIAL CUSTOMERS / PROSPECTS FOR MY WEBSITE – LOCAL :

My first group of potential customers are families that are very familiar with the beaches where I'll be building these luxury homes. These families have typically taken summer vacations with their kids at these beaches (Oak Island, Holden Beach, Ocean Isle Beach and Sunset Beach) for years.

PROSPECTS FOR MY WEBSITE – DISTANT:

The second group of potential buyers will be those outside the area that are familiar with the region, but not necessarily the specific beach locations where I'm building. These prospects will likely be from the North East USA area (New York, New Jersey, etc.). While these north east prospects may not know my beaches, they will likely be very familiar with the region because of a community just 40 minutes to our south called Myrtle Beach, SC.

Myrtle Beach is a well known Golfing Destination. It's considered a "golf mecca" and is host to approx. 120 golf courses, some of which are considered some of the best in the world. This area however is incredibly congested and most of the construction here is high rise condo's / flats vs luxury beach cottages. While the area I'm building (Brunswick county NC, approx. 40 minutes north of Myrtle Beach) is less well known to folks in the Norht East, the area offers a very high quality of life and access to beautiful, less crowded beachs, while still offering the convenience of driving to Myrtle Beach for Golf and other entertainment.

BTW, the Brunswick County area is also known for great golf as well (see link above), it’s just not as congested as Myrtle Beach.

MY COMPETITOIN

There are 2 small, competing real estate developers building and selling similar kinds of homes under the fractional model and they have interesting names and tag lines.

The first competitor is in South Carolina. Their name is www.OurBeachHome.com. They have very good content, buy poor design and no real emotional branding.

The 2nd competitor is a company in Florida, USA. Their Name is www.PrivateLatitudes.com. Their tag line is: "Premium Beach Homes, For a Fraction of the Cost". This site has great Flash Visuals and much better emotional branding. THIS IS A MUCH BETTER EXAMPLE OF THE QUALITY OF WEBSITE I’M LOOKING TO HAVE BUILT.

While I want to tap into the emotion of living near the ocean, the economics will likely play a huge deal in prospects decision to buy.
