JOB DESCRIPTION Lead Manager - Commercial Real Estate Investment Firm Company Overview Irongate Investors is a commercial real estate investment firm focused on sourcing off-market and distressed opportunities across Florida. We target retail, industrial, multifamily, and land opportunities with a focus on converting lead flow into closed transactions. This is not an admin role. This is a pipeline and revenue role. --- Position Title Lead Manager Role Summary We are hiring a Lead Manager to own outbound calling, appointment setting, lead/data management, and campaign execution across our acquisitions pipeline. Your mission is simple: Generate conversations → Set appointments → Manage campaigns → Organize pipeline → Create opportunities This role requires someone organized, proactive, metrics-driven, and comfortable using phones, CRMs, spreadsheets, and marketing software. --- Core Responsibilities 1. Outbound Calling (Primary Focus) Heavy daily outbound calling to commercial property owners, brokers, and decision makers. Responsibilities include: * Cold calling targeted lists * Re-engaging aged leads * Following up with prior conversations * Qualifying seller motivation, timing, and property details * Building relationships through consistent outreach * Logging accurate notes and next steps Primary KPI:Calls made, conversations, appointments set --- 2. SMS & Email Campaign Management Help execute and manage outbound marketing campaigns designed to generate inbound seller and broker opportunities. Responsibilities include: * Launch SMS campaigns to targeted property lists * Manage cold email outreach campaigns * Upload and organize lead lists * Monitor deliverability and response rates * Respond quickly to inbound replies * Route hot leads into the pipeline immediately * Assist with messaging tests and campaign improvements * Track results by list, market, and campaign source Primary KPI: Leads generated from SMS and email channels --- 3. Appointment Setting Turn conversations and campaign responses into qualified meetings for ownership. Responsibilities include: * Schedule seller calls * Set broker meetings * Confirm appointments * Send reminders * Reduce no-shows through follow-up * Keep calendars full of qualified opportunities Primary KPI: Appointments held --- 4. Lead & Data Management Own the cleanliness and usefulness of pipeline data. Responsibilities include: * Manage CRM daily * Update lead statuses, notes, and next actions * Import/export lead lists * Clean duplicates and bad records * Segment lists by asset type, geography, distress level, ownership type * Maintain organized lead flow across all channels Primary KPI: Clean pipeline + accurate data --- 5. Follow-Up Engine Most deals come from consistent follow-up. Responsibilities include: * Call back warm leads * Follow up with SMS/email responders * Recycle old opportunities * Maintain multi-touch follow-up cadence * Ensure no quality lead is neglected Primary KPI: Re-engaged opportunities --- 6. Reporting & Accountability Provide daily and weekly scoreboards.
