Architect / Planning Consultant – Full Planning Application (Single Dwelling, Conservation Area) We are seeking an experienced Architect or Architect-led Planning Consultant to take forward a residential development through full planning permission. The project comprises a single self-build dwelling located in South Scarle, within Newark and Sherwood District Council. Pre-application advice has been obtained and is broadly supportive, subject to design refinement and the submission of appropriate supporting documentation. The site is a small infill plot within an established residential setting and lies within a Conservation Area, with nearby listed buildings. The proposal is for a 1.5-storey, three-bedroom dwelling designed in a barn-style form to reflect the local character. The appointed consultant will be responsible for developing the design in line with the pre-application feedback and preparing a full planning application for submission. Scope of services will include design development of the proposed dwelling, refinement of the site layout, and preparation of a full planning drawing package including site location plan, block plan, floor plans, elevations, and a detailed site layout incorporating parking and turning provision. The consultant will also be expected to advise on planning strategy, ensure compliance with relevant local and national planning policies, and coordinate or prepare supporting documentation where required, including input into a Design and Access Statement and coordination with specialist consultants such as drainage, arboricultural and ecology. The design must respond to key constraints identified at pre-application stage, including conservation area considerations, neighbour amenity, appropriate scale and massing, and the provision of a suitable on-site turning arrangement. The ideal candidate will have demonstrable experience securing planning permission for single dwellings, infill plots, and conservation area developments, and will be confident in interpreting and responding to pre-application advice. The consultant will also be expected to assist with submission via the Planning Portal and address any minor validation queries.
