This project is for an apartment/commercial building under construction. The building has a basement parking lot, ground floor commercial area, floors one to seven with two three bedroom apartments each, and a terrace.
The building is in a region which does not require mechanical ventilation/heating/cooling. The only mechanical ventilation will be kitchen range hoods.
We have standard structural, architectural, sanitary (plumbing), and electrical drawings. We need the sanitary (plumbing) drawing to be redone from scratch based on the architectural drawing and an sanitary (plumbing) specifications documents provided. A sample sanitary drawing has been provided to illustrate the format (colours, etc) required.
Second, we need a plumbing bill of quantity created based on the new drawing. The bill of quantity should contain, next to the item column, a description column that describes the item in a way that the client can understand. The description should allow the client to knowledgeably source and purchase the electrical items.
Finally, the plumbing specs indicate two options - option 1 and option 2 - for hot water provision. One is hot water tanks in each apartment unit, the other is centralized hot water on the roof. There must be a separate set of drawings/BOQ provided for each of these options. Note however that except for the hot water provision, everything else in these two options is exactly the same.
The deliverables must be detailed and thorough, given the nature of remote consultancy.
1. New sanitary (plumbing) drawing (.dwg file) based on architectural drawing and plumbing specs conforming to format provided. The drawing should conform to international standards and include a) drawings for each floor - basement, ground, typical, and terrace - with detailed location and description of fixtures and pipes, b) riser diagrams for every riser, c) details on water tanks and pumps, d) detailed pipe layout including sizing, e) detailed legend for all drawings/diagrams. There will be two sanitary drawings submitted, one each for option 1 and option 2 indicated in the specs document.
2. Plumbing bill of quantity (.xlsx file) based on drawing, including an item column, quantity column, description column describing items in detailed and basic terms allowing the client to easily source and purchase the items. The current sanitary BOQ has been provided for reference. You may update this document instead of creating a new one, but it is vital every line item is carefully examined and edited if necessary. Do not skip any line item, edit if necessary, delete if necessary, and add new items where necessary. There will be two BOQ documents submitted, one each for option 1 and option 2 indicated in the specs document.
