We need a qualified HVAC CAD designer, mechanical designer, or mechanical engineer to prepare a revised HVAC/mechanical permit drawing package for a small commercial office and warehouse renovation project in Pennsylvania. The building has an existing HVAC system, and new interior walls are being added to create: Three new offices One conference room One break room/kitchenette One small storage room Updated bathroom exhaust The local code office has requested additional HVAC information before final permit approval. The architect and building inspectors have agreed that the HVAC information can be submitted as part of a deferred HVAC submittal, allowing construction to proceed while the HVAC engineering package is completed. What We Will Provide We will provide: AutoCAD drawings of the building Architectural floor plans Existing HVAC/system information, as available Break room HVAC load and duct calculations Office and small storage HVAC load and duct calculations Mini-split equipment information Bathroom exhaust fan specifications Front and side window dimensions for heat gain / heat loss verification Important Design Requirements Conference Room The conference room will be removed from the existing main HVAC system and served by a new mini-split system. Occupancy is expected to be approximately 14 to 17 people. The freelancer must verify or update the heat gain / heat loss calculations, including the impact of the large amount of glass. Window dimensions to include in the calculation: Window Location Size Front building windows 67.5" wide x 122" high each Two side windows 57.5" wide x 122" high each The proposed mini-split equipment information provided includes a Daikin RXC24AXVJU 24,000 BTU outdoor heat pump condenser and matched Daikin FTXC24AXVJU indoor unit, with the indoor unit listed at approximately 754 CFM airflow. Break Room The break room will remain on the existing HVAC system. Occupancy is expected to be limited to approximately 4 to 6 people at one time, with staggered lunch periods. The provided break room calculation shows: Item Provided Value Area 351.5 sq. ft. Ceiling height 11'-0" Total cooling load 18,557 BTU/h Recommended capacity 1.5 tons Required airflow 620 CFM The break room calculation also includes recommended supply duct sizing, two supply diffusers at 310 CFM each, and one return grille at 620 CFM. Offices and Small Storage Room The freelancer must show supply and return locations and verify duct sizing for the three new offices and small storage room. The provided office/storage calculation includes estimated cooling load, supply CFM, return CFM, and suggested duct sizes for each room. Each office is shown with approximately 300 CFM supply air and 300 CFM return air, while the small storage room is shown with approximately 150 to 200 CFM supply air and 100 to 150 CFM return air. Bathroom Exhaust The HVAC plans must include bathroom exhaust fan sizing, layout, routing, and termination as required. The provided bathroom exhaust fan information is for a Broan/NuTone 765H80L combination heater/fan/light unit rated at 80 CFM, 2.0 sones, with a 4-inch round duct connection. Final Deliverable The freelancer must prepare a complete revised mechanical/HVAC permit drawing package suitable for submission to the local code office. The package should include: Mechanical/HVAC floor plan Existing HVAC layout as applicable New or modified supply and return ductwork Supply diffuser and return grille locations Conference room mini-split layout Bathroom exhaust fan layout and routing Heat gain / heat loss calculations Duct sizing calculations Outside air / ventilation calculations Exhaust fan sizing Equipment schedule Applicable code notes Permit-ready notes and details Schedule Requirement The completed HVAC/mechanical permit drawing package must be delivered within four days from the start of the project. The permit drawings are for the City of Allentown, Pennsylvania, and must meet the local code requirements.
