I already have planning-approved drawings for a two-storey extension / garage rebuild, at my property in Bury. Before they go to Building Control and the builder, I need the design side sharpened. The brief centres on design modifications only. Concretely, I want: • Layout adjustments to footprint, the new bedroom, office space and bathrooms so that space is utilised, whilst not overstepping the invevitable restrictions local authorities will place on a character property positioned in green belt. • Aesthetic changes to the exterior elevations—window proportions, patio interface—so the extension ties in seamlessly with the existing house and garden • Material specifications called out clearly on every sheet for bricks, roof tiles, patio finish, and garage doors, ready for contractor quotation and strucural design No structural alterations are involved, but the updated set must still align with current UK Building Regulations and the original planning conditions. You will receive the existing drawings in DWG. Work in AutoCAD, Revit, or a similar tool if you prefer; just return editable DWGs plus print-ready PDFs (1 :50 & 1 :100). Deliverables – Revised floor plans, elevations, and sections incorporating the above points – Annotated material schedule – One rounds of refinements after my initial review I’d like the final package within a week.
