We're building an immersive, photoreal DIGITAL TWIN of a flagship luxury property in the Greater Yellowstone region — a navigable 3D world investors can explore in any web browser AND step into with a VR headset. This is the first of an ongoing relationship; we want a specialist we can keep building with. THE WORK Reconstruct the real property as a photoreal, explorable 3D experience from media we provide (edited video, high-res stills, drone orbits) — with the option to DIRECT a new on-site capture shoot if you tell us exactly what to shoot. It must run on the web (it embeds in our React / [login to view URL] / React Three Fiber investor portal) and be WebXR-enabled so the same build also works in VR goggles (Meta Quest, etc.). WHAT YOU'LL BUILD - A photoreal, navigable digital twin of the property (key interiors + grounds) - Web-first (browser, embeds in our portal) AND VR via WebXR — one codebase, both - Reconstruction via Gaussian splatting and/or photogrammetry (your call — justify it) - Smooth navigation (orbit / walk / teleport), a guided-tour path, hotspots / info points - Comfortable VR (72–90fps), performance-budgeted, progressive loading, mobile-graceful HOW WE'LL WORK (phased) - Step 1 — a small PAID proof-of-concept: one hero space (a key interior or vista) as a navigable scene in-browser, with a working "Enter VR" mode (~$500–$1,500). - Step 2 — if it lands (and we expect it to), we scope the full twin in milestones. - Step 3 — polish, optimization, documentation + asset handoff. Then ongoing work. MUST-HAVE - Shipped photoreal 3D scenes that run in a browser ([login to view URL] / React Three Fiber) - Real Gaussian splatting and/or photogrammetry experience (RealityCapture, Metashape, Polycam, splat pipelines) — show live results - A WebXR experience that runs in a VR headset AND a browser from one codebase - Performance discipline for photoreal scenes at VR framerates - Clear communicator, reliable, and able to advise us on capture NICE-TO-HAVE - Blender / mesh cleanup + optimization; WebGPU - Unreal or Unity + pixel-streaming (if you'd argue an engine route for parts of it) - Real-estate / architectural visualization background WHAT WE PROVIDE - Edited videos + high-res stills, plus drone orbit footage / overlapping photo sets - Willingness to arrange a directed on-site capture shoot to your spec - Brand guidelines and the React portal to embed into BUDGET & ENGAGEMENT - Phased and milestone-based. This looks like a great fit, I will build the photoreal digital twin — Gaussian splatting scene of the hero space, embedded in your R3F portal with a working "Enter VR" mode via WebXR, all from one codebase. For the POC, I would recommend a hybrid approach: 3D Gaussian splatting for the hero vista (maximum photorealism from your drone orbits) with photogrammetry meshes for key interior geometry where collision and hotspot placement need solid surfaces. For capture, I will spec a structured overlap shoot — 80%+ photo overlap, consistent lighting, and LiDAR ground truth if available — which makes the difference between "impressive" and truly photoreal.
