Color Coded Flash Map with XML and Tooltips

I want:
1- this image converted to a flash map, where each lot is a button which has a hover color - the map should be color coded so all lots that have been sold are 1 color, reserved is another color, and still available is another color. When you hover on a lot, you get a nice looking TOOLTIP box which gives you the information from the XML file - price, details about the lot, link to photos, etc.
2- Another SWF table with each lot (total of 75 lots) listed by block, with pricing next to each lot number. I want this table color coded the same as the map above. When you click on the number - you should be taken to the interactive map and this particular lot should be highlighted in a new color so the customer can see where it is instantly, as well as the tooltip with the information from the xml.
3- an XML file that feeds these 2 swfs - with 4 or 5 fields that I can customize - such as lot size, price, specific information, etc, including a URL field they can click on (needs to be html so the user can click on it).
The XML file should also be where the lot COLOR is specified - so that I can manually update this file as lots are sold or reserved.
