Design Brief: Residential Real Estate Housing Development Project

Project Overview:
We are seeking creative architectural solutions for a residential housing development project situated on a 123,000 square meter plot of land. The project aims to offer a variety of housing options while incorporating common amenities and green spaces.

Design Requirements:

Develop 2D plans for the following housing solutions:
Row houses (100%)
Coupled houses (2 by 2) (100%)
Individual houses (100%)
Mixed solutions:
Solution 1: Row houses (60%), Coupled houses (30%), Individual houses (10%)
Solution 2: Row houses (30%), Coupled houses (40%), Individual houses (30%)
Solution 3: Row houses (20%), Coupled houses (30%), Individual houses (50%)

Provide approximate sizes for each housing type:
Row houses: 80-100 sqm per unit + 60 sqm minimum free garden space
Coupled houses: 90-110 sqm per unit + 100 sqm minimum free garden space
Individual houses: 100-120 sqm per unit + 150 sqm minimum free garden space

Include common amenities:
Swimming pool
2 tennis courts
1 soccer field (22x44m)
Kids playground + kindergarten
Dinner/bistro
Beauty salon
General store

Deliverables:
Sketches illustrating the placement of housing units, roads, and common amenities on the land.
Balance sheet for each solution detailing:
Surface area for common parts (streets, alleys, etc.)
Built surface for common amenities (dinner/bistro, kindergarten, etc.)
Surface area for common areas (tennis courts, soccer field, etc.)
Total built surface for housing in each solution
