The client has several shopping malls that I want to create an online solution to manage these malls where I need the ability to do the following:
1. System Setup:
1.1. Add, Update and Delete properties (shopping malls) which include the mall details, google map in Arabic and English.
1.2. Add units in each mall with following details (with the ability to add or delete detail type) :
1.2.1. Unit #
1.2.2. Area (m2)
1.2.3. Type (Shop, anchor store, supermarket, booth, etc.)
1.2.4. Floors
1.2.5. Floor plan (AutoCAD)
2. Offers
2.1. Ability to open the floor plan and select the units to be offered.
2.2. Enter the offer details (area, units, lease terms, duration, rent, rent payment, etc.)
2.3. Issue an offer with a template in Arabic and English, with snapshot of the units floor plan from the AutoCAD.
2.4. Rent can be:
2.4.1. Specific amount
2.4.2. Amount/m2
2.4.3. Percentage of sales
2.4.4. Amount/m2 + Percentage of sales
2.4.5. Amount/m2 or Percentage of sales (whichever is higher or lower)
3. Leasing:
3.1. Ability to lease units and release it (vacate it) and issue a contract with all the contract details (units, area, annual rent, payment schedule, etc.)
3.2. Enter tenant details (Name, Brand, Category, Address, Contact Person, etc.), where this tenant can lease several units in the same mall or other malls, so we have the ability to issue reports on this tenant across the board, also so we don't to enter details again.
3.3. Ability to merge more than one units under one contract
3.4. Rent can be:
3.4.1. Specific amount
3.4.2. Amount/m2
3.4.3. Percentage of sales
3.4.4. Amount/m2 + Percentage of sales
3.4.5. Amount/m2 or Percentage of sales (whichever is higher or lower)
4. Property Management
4.1. Follow up on payments with reminders and alarms for critical
4.2. Issue reminders in English and Arabic for payments to be sent by email or fax.
4.3. Maintenance orders, and expenses
4.4. Document managements and ability to get any document stored in the system (contracts, payment receipt, etc.)
5. Reports
5.1. Financial Report
5.1.1. Financial details per tenant, mall, company (all malls)
5.2. Payments Reports
5.3. Payments report per tenant, contract, unit, mall, company:
5.3.1. Payments made
5.3.2. Late Payments (30 days, 30-60, 60-90, 90-120, more than 120 days)
5.4. Vacancies Reports
5.4.1. Detailed Vacancies reports with areas leased and vacant, per mall
5.4.2. Budgeted rent amount per actual, etc.
6. Accounting
6.1. Ability to export contract and payments to an accounting system
7. Export
7.1. Ability to export all report to Excel
8. Backup
8.1. Ability to backup all information on a regular base
