I am a small time property management / real estate / REO Company and I have close to a hundred properties under management.? I need to keep track of addresses, lenders, lock box combinations, utilities, repairs, payments, reimbursements, listing agreements, management numbers, showings, offers, and contracts.?
I can think of a hundred things I would like to do but a few that are very necessary.? I would like the application to be scalable and written cleanly so it can be easily updated and added on to.
I need a database / file storage/viewer application to replace my current system I am using.
Currently I am using a number of excel files to keep track of
? ? ? 1) Reimbursements
? ? ? 2) Property status
I am using Microsoft One Note to keep track of calls related to properties and other random information that comes in
I would like to combine all the information into a SQL database with a field for everything and have an easy form interface to enter data for properties and a simple way to access and view the data.
Also I have a folder for every property file with photos, PDFs, and an occasional word document, it would be nice to be able to interact with the files.

I need this program to work on multiple desktops but save the data on a centralized server.? I am using a few excel spread sheets that have the same information on them but are not linked so I am doing a lot of redundant work and data entry.? I thinking of using MS Access but I feel it would have to? much limitations for future growth.? Something scaleable so as we grow and ideas come up we can add things.
I am trying to keep the costs low but eventually I would like the application to interface with Quickbooks (if possible), outlook, exchange, the web, and forms from my site if the costs are reasonable.
