Hello, this a job for a visualisation and plans for a veterinary clinic in the Philippines.
Sorry to go into so much detail, but a full explanation upfront avoids misunderstandings later on. PLEASE read fully before bidding.
My client (this task is not for me I am doing for an associate, but I am the one paying!) has a concept for a veterinary clinic, car parking, boarding and human accommodation (so they can be near their sick pet).
3 levels - ground floor, 1st floor, 2nd floor (no substantial structures on 2nd floor, mainly play area etc)
The property is approx 960m2 rectangle.
What is wanted (end result)
1. Using you superior skills as an architect identify any problems with the concept layout - i.e functionality, areas too tight, potential engineering/construction problems, costly construction etc etc
2. Want a colour visualisation of clinic from the road front. Size A3. (Can be hand drawn or done on computer.)
3. Basic plans (in mm) for construction of building (named rooms, walls, doors, windows, roof, sinks(tub), toilets (WC), showers) and carpark. (Do not need electrical plan, water/sewage plan, lighting plan). Need to supply .dwg file (autocad), as well supply A3 .pdf file. Scale 1:200
4. Like animals !
Notes:
Associate is a vet, she is not an architect so don't expect anything other than a basic concept plan.
Construction material hollow block (besser block) for external and some interior, metal and plasterboard for some material and for special rooms - i.e Xray special material. The roof will be concrete. Needs to be typhoon (cyclone) proof. Windows are to be double glassed imported from USA (Home Depot, standard sizes to reduce costs, Home Depots website has dimensions).
You will only be paid through freelancer.
Your quoted amount is your final fixed price, I am not going to try and get your price lower, nor will I accept you raising your price.
Will you be used for the final plans? Well there is high chance you will, if you do good job - and you will be acknowledged as the architect if do the final plans. Your visualisation and basic plans will be used to obtain quotes from local construction companies. They will identify areas where modification will be required, the local government may also require changes and my associate may have new ideas in the following months etc etc.
UK English to be used - so metres, colour, organise, mm.
Copyright will transfer upon final payment, you will need to sign a copyright transfer form (Australian Law).
