Apartments rental website (extended period)

Each property must have a calendar with available, booked and blocked days. - The guests must be able to easily search available properties for certain criteria's like dates and number of guests. - The guest will be able to pick several payment methods maybe provided by a payment solution provider. - Online support must be easy to provide to any user by built in chat. - Affiliates must have access to their referrals stats but more limited than administrators. Each affiliate will need a link or code for tracking purposes. - Rating system of properties based on guests stays. This will be an attribute to each property in the database that will have impact on the internal search engine. - Bookings must warn both host and guest by SMS service. - More details will be given to best appliers.
